ELEVATOR SERVICE & MAINTENANCE
Elevator maintenance software for the contractors who keep the cars running — and the MSAs renewing.
From the Cat-1 inspection on a Bank A car to the 60-minute entrapment dispatch to the MSA renewal conversation. FieldCamp models the way independent elevator contractors actually work — Property → Bank → Car, not a generic FSM with a label change.
Trusted by independent elevator contractors
from a two-mechanic shop to a multi-state ISP.
01 The elevator data model
Property → Bank → Car — plus the controller brand, plus the Cat-1 due date, plus the MSA scope.
FieldCamp ships an elevator layout built on typed serviceable records: Property → Bank → Car, with controller brand, drive type, Cat-1 / Cat-5 due dates, MSA scope, and open deficiencies as first-class fields. The horizontal FSMs flatten all of it into Customer → Asset.
Property managers and REITs sit on the Property → Unit → Asset model; a single REIT with 18 buildings runs on one multi-location account. The Equipment record carries model, serial, and service status; OEM warranty fields live on the car — no auto-flip on expiration; you wire a workflow for the alert. The Inspection Certificate is a parent-child custom object with number, fees, and expiration, on a layout that ships pre-configured but fully customizable.
Cat-5 witness test due in 47 days. QEI not yet assigned. Renewal conversation with Sarah K. queued for 90 days out — leverage flagged.
Building → Bank → Car
Cars nest under their bank, banks under the property. Open one building and see every car, every controller brand, every Cat-1 / Cat-5 date in place.
Controller brand is a field
Otis 411, KONE LCE, Schindler Miconic, TK TCM — controller brand on every car so dispatch routes the mechanic with the right diagnostic tool on the truck.
Cat-5 due is a field
Per-car Cat-1 annual and Cat-5 five-year load test dates live on the record. Drift inside 90 days and the renewal conversation queues itself.
Shared record views
One record per building and car — specs, MSA scope, service history, files, linked Inspection Certificate. The same view your CSRs, dispatchers, and mechanics work from.
02 The MSA scope card
Every car covered, every test cadence locked — the contract becomes a live record, not a PDF in the drawer.
Half of every contractor's revenue runs on the Maintenance Service Agreement — this is where elevator management software earns its keep. FieldCamp models the MSA as a standing service agreement with full-maintenance, T&I, OEM-parts, and lubrication-only templates.
Contract terms attach once and ride every monthly invoice. One recurring job record generates the monthly PM visits, annual Cat-1, and 5-year Cat-5 witness tests; the recurring invoice closes the loop. Because Cat-5 is the AHJ-witnessed touchpoint, the renewal conversation is timed to it — surfaced ninety days out, with leverage.

03 Cat-1 and Cat-5 cadence
Monthly PM, annual Cat-1, five-year Cat-5 — one recurring job per car, every cadence threaded into the route.
ASME A17.1 sets the calendar — annual Cat-1, three-year Cat-3 hydraulic, five-year Cat-5 load test — and the building owner is paying you to keep it. FieldCamp drives every cadence from a single recurring job record on each car.
The elevator inspection software view runs on job templates: "Annual Cat-1 Inspection" auto-attaches a NAEC CET skill, a 4-hour duration, and a linear pass/fail checklist (photo + signature, no conditional branching); "Cat-5 Witness Test" adds NAESA QEI-1 plus test weights. Hierarchical skills keep an IUEC apprentice off a Cat-1 sign-off. FieldCamp does not ship an A17.1 §8.6.1 MCP generator — the rolling history of every completed inspection form per car is the audit trail your QEI hands the AHJ: the elevator compliance software surface.

04 The 60-minute entrapment workflow
Outage call → AI Receptionist → AI Dispatcher → mechanic in transit — under five minutes, not five phone calls.
Entrapment is the only word the building owner cares about — the industry SLA is sixty minutes from call to on-site. This is what elevator dispatch software has to do: land the call in the unified inbox, auto-linked to the right Car record.
SMS from the building super, an after-hours VoIP call with transcript, WhatsApp, or an OEM IoT webhook — same lane. The AI Dispatcher proposes the closest qualified mechanic on real drive-time, capacity caps, and a 0–100% confidence score, gated on the required skill: mechanic-card holder with the Otis 411 diagnostic tool on truck. On approval the super gets a login-free live-ETA link refreshing every thirty seconds, and mobile forms keep working offline in the machine room. Entrapment is a high-priority job type; the sixty-minute SLA is a custom analytics dashboard, not a built-in widget.

05 The callback ledger
Billable vs non-billable vs repeat — the dashboard that predicts MSA cancellation before the property manager does.
Every elevator owner runs on a callback rate — the split that matters is billable, non-billable, and repeat-within-thirty-days, the three numbers that forecast an MSA cancellation. FieldCamp doesn't ship a pre-built "callback rate" widget; you build the split on custom dashboards and boards and custom views.
The built-in KPI layer covers route revenue, deficiency-close rate, and first-time-fix; per-visit job logs roll labor, miles, and expense up to the parent job, so the repeat-callback car shows its true profitability — usually in the red. Pattern recognition is the whole point: three door-operator callbacks in sixty days is not a maintenance problem — it's a modernization quote waiting to be sent.

06 Deficiency → quote → modernization
Repeat callbacks become a Good / Better / Best modernization estimate — and the customer e-approves one option.
Modernization is the second revenue engine — and it starts as a pattern in the callback ledger, not a cold quote. FieldCamp's good-better-best estimate puts three options on one document; only the approved option converts to a job.
E-signature captures signer, timestamp, and IP (FieldCamp's docs note it is not certified ESIGN/UETA). A 30% deposit request fires on signature, before parts go on order, and the work runs as a multi-day job — many visits under one parent — so the estimate → job → invoice chain stays unbroken from ledger pattern to wire transfer. FieldCamp does not ship AIA G702/G703 progress billing forms — contractors who need them pair an AIA tool on top.

07 Recurring revenue on autopilot
Monthly MSA invoice generated, card auto-charged, QuickBooks synced — before your AR clerk opens the laptop.
FieldCamp turns the first of the month into a one-line operation: the recurring job fires, the monthly MSA invoice drafts against contract terms, and the stored card is auto-charged via Stripe — retry logic included, charge ID stamped on the invoice.
Invoices and payments auto-sync to QuickBooks, Xero, or Wave, and pricebook bundles bill "Annual Cat-1 + Inspection Cleaning" as one lump-sum line. The property-manager portal gives Sarah K. past invoices, cert PDFs, open deficiencies, and a "Schedule next visit" button — no phone call. The Cat-5 renewal trigger is a user-built workflow — "if Cat-5 due in < 90 days, email PM + create renewal request" — from the template gallery or natural language. Documented payments cover Stripe cards and auto-pay; Tap-to-Pay and ACH are not in the surface.

08 Capabilities for elevator companies
Everything an independent ISP runs on — without leaving FieldCamp.
A modern elevator contractor doesn't need fifteen tabs — they need elevator field service software that covers the whole route, property-manager portal to truck inventory. The capability surface is the same one that runs HVAC and fire protection, labeled in elevator vocabulary.
UK / EMEA shops run the same platform as lift maintenance software, with WhatsApp inbound and outbound (WhatsApp setup). Every tile links to the docs that document it.

09 Why FieldCamp vs the elevator FSM lanes
Three lanes — and FieldCamp only competes in one of them.
The elevator software SERP fractures into three lanes that look the same and behave nothing alike — and FieldCamp competes in exactly one of them.
Lane A — OEM IoT operator platforms (KONE 24/7 Connected, Otis ONE, Schindler Ahead, TK MAX) live inside the asset; their fault alerts land in your unified inbox and become callback tickets — complements, not competition. Lane B — Vertical-specialist FSMs (LiftKeeper, FIELDBOSS, Smart Service, ElevatorPlus) speak elevator vocabulary but ship aging UIs and no modern AI — FieldCamp competes head-on here, with a modern AI Dispatcher and unified AI inbox. Lane C — Horizontal FSMs with an elevator landing page (Joblogic, ServiceTitan, BuildOps) win on price and lose on the data model: no Property → Bank → Car, no Cat-1 / Cat-5 cadence, no MSA scope card. Migrating off BuildOps, Jobber, ServiceTitan, LiftKeeper or FIELDBOSS follows the standard importer; the moat is the same one we use for commercial HVAC — typed serviceable records all the way down.

Same data model. Different vertical.
Property → Bank → Car is one shape of the same FieldCamp vertical-agnostic core — every trade-specific page below sits on the same typed records, just with the vocabulary flipped. Residential elevator maintenance software buyers fit the same model (Property → Bank · 1 Car).
11 FAQ
What elevator companies ask before they switch.
Honest answers for the independent contractor comparing FieldCamp to LiftKeeper, FIELDBOSS, Smart Service — or spreadsheets and Jobber. If we don't ship something — AHJ filing, AIA G702/G703 progress billing, Tap-to-Pay — we say so.
Elevator maintenance software is the platform an independent elevator contractor or ISP service company uses to run the recurring half of their book — Maintenance Service Agreements (MSAs), monthly preventive maintenance, ASME A17.1 Category 1 annual inspections and Category 5 five-year load tests, callback dispatch, and modernization quoting. FieldCamp models Property → Bank → Car as nested serviceable records with controller brand, drive type, install year, and MSA scope as first-class fields, plus an AI Dispatcher that routes by certification (NAEC CET, NAESA QEI-1, IUEC mechanic card) and real drive-time. See the data model on docs.fieldcamp.ai/data-model/commercial-hvac which is the canonical pattern.
Every cadence — monthly PM, annual Cat-1, three-year Cat-3 hydraulic, five-year Cat-5 load test — comes from one recurring job record per car using daily/weekly/biweekly/monthly/quarterly/yearly/custom patterns. Job templates auto-attach the required skill (CET for Cat-1 sign-off, QEI-1 for Cat-5 witness test), duration, checklist, and products like test weights. Completed inspection forms become the rolling per-car audit trail that satisfies the A17.1 §8.6.1 Maintenance Control Program requirement; FieldCamp does not ship an A17.1-templated MCP generator — you build the MCP checklist as a custom job form. See docs.fieldcamp.ai/job-management/recurring-jobs.
Yes. The Maintenance Service Agreement is a standing service-agreement record with full-maintenance, T&I, OEM-parts, and lubrication-only templates. Contract terms attach once and ride every recurring invoice. The cancellation lever in elevator service is the Cat-5 due date — a workflow rule fires N days before to email the property manager and create a renewal request. The renewal conversation lands ninety days before the witness test, with leverage. See docs.fieldcamp.ai/data-model/service-agreements.
Inbound — SMS from the building super, after-hours VoIP call with transcript, WhatsApp from an international PM, or a webhook from an OEM IoT platform — lands in the unified inbox and auto-links to the right Car record. The AI Dispatcher proposes the closest qualified mechanic using real drive-time (not straight-line), capacity caps, and a 0–100% confidence score with reasoning, gated on the required mechanic-card skill and the diagnostic tool the controller brand needs. The building super gets a login-free live-ETA link refreshing every thirty seconds. FieldCamp does not ship a visible sixty-minute SLA countdown widget; you can build the KPI on the custom analytics dashboard. See docs.fieldcamp.ai/ai-dispatcher/what-is-ai-dispatcher.
No, and we won't pretend otherwise. FieldCamp stores the completed inspection PDF in the customer drive, tracks the Inspection Certificate as a custom object with number, fees, and expiration, and gives you custom views on per-AHJ slices. Filing with the state elevator board or local authority is still a human step done by your QEI. See docs.fieldcamp.ai/data-model/permits.
Tag the controller brand on each Car's Equipment record. The diagnostic tool needed to service that brand becomes a Skill tag on the mechanic record. AI Dispatcher gates dispatch on that skill — so a mechanic without the Otis 411 tool on the truck doesn't get the call. FieldCamp does not interface with the OEM tool itself. See docs.fieldcamp.ai/ai-dispatcher/skills-and-hierarchical-skills.
These OEM IoT platforms complement FieldCamp; they don't compete with it. Fault alerts from KONE 24/7 / Otis ONE / Schindler Ahead / TK MAX arrive in your unified inbox by email or webhook and become FieldCamp callback tickets routed by the AI Dispatcher. There is no documented direct API integration — we don't market a 'KONE 24/7 connector.' See docs.fieldcamp.ai/inbox/inbox-overview.
FieldCamp competes in the vertical-specialist FSM lane alongside LiftKeeper, FIELDBOSS (on Microsoft Dynamics 365), Smart Service, ElevatorPlus, and ElevatorApp. The wedge: same elevator vocabulary (per-car record, callback ledger, Cat-1/Cat-5 cadence, MSA scope) — plus a modern AI Dispatcher with hierarchical skills and a unified AI inbox the older platforms don't ship. Migration from BuildOps, Jobber, ServiceTitan, LiftKeeper, or FIELDBOSS uses the FieldCamp importer; service history follows. See docs.fieldcamp.ai/getting-started/migration-from-other-platforms.
Yes. The customer portal gives the property manager self-serve visibility into past invoices, last cert PDFs, open deficiencies, and a 'Schedule next visit' button — no phone call needed. The portal is the honest equivalent of a 'tenant portal' for portfolio managers. See docs.fieldcamp.ai/online-booking/how-to-set-up-your-customer-portal-for-self-service-scheduling-and-documents.
No. AIA G702/G703 forms are not a documented FieldCamp feature. The modernization workflow uses multi-day jobs with deposits at contract signature, milestone invoices as work progresses, and change orders modeled as additional estimates. For independent contractors who specifically need G702/G703 documents on a mod job, the common pattern is to pair an AIA tool on top. See docs.fieldcamp.ai/job-management/multi-day-jobs-overview.
